Bao Living is a Belgian construction technology company that integrates interior design, building services, and smart space planning into one prefabricated modular system called SAM (Smart Adaptable Module). SAM combines kitchen, bathroom, heating, electricity, water, ventilation, and storage into a single factory-built core unit.

The system installs in a fraction of the time required by traditional methods, reduces on-site coordination to a minimum, and frees up to 25% more usable floor area per unit. What sets Bao Living apart is a fully digital flow from design to delivery to maintenance. Developers configure projects through our proprietary software. Buyers personalise their unit via the SAM Design Studio, cutting buyer guidance costs by up to 85%. After handover, residents manage their home through our maintenance platform for ongoing service and maintenance.

SAM is suitable for new-build apartments, student housing, social housing, and renovation projects. Bao Living works with developers, contractors, and architects across Belgium and the Netherlands. Designed and manufactured in Antwerp, Belgium.

About MiMEP

Multi-trade Integrated Mechanical, Electrical and Plumbing (MiMEP) is the integration of multi-trade building services components, into a single volumetric assembly of prefabricated modules, manufactured off-site in a workshop, then transported to the site for connection of modules to complete various trades of building services installations to minimise on-site works. MiMEP can integrate with structural element, architectural builders’ works and finishes (ABWF) to form an advanced assembly, such as false ceiling unit and plant room unit to enhance the productivity.
